The location is about 5 minutes or to downtown Jayapura. Even though the location is located on a residential street, it’s not too difficult to recognize because the building can be seen from the main road making it easy to see (visibility).
Based on the Jayapura City Regional Spatial Plan (RTRW), the area where the assets are located is a residential area but can be converted as a place which is a center for social, cultural, economic, and/or community administration services that serve the entire city area and/or regional. The asset location is also a tourism area, namely the Jayapura port city area and a MICE-based tourism area.
Analysis of Physical Characteristics
Judging from the slope of the land, the study location is at a fork in Jalan Pantai Kelapa, No. 21 – 23, Argapura, South Jayapura, Jayapura City, where the location has a different height on each side and the front side has a high slope from the road surface when compared to the other side. The survey results indicate the location of the land is free from flooding. Even though the land is free from flooding, the land is located not far from the shoreline so that under certain conditions, seawater overflows may occur.
The tread form of the project site is on Jalan Pantai Kelapa, No. 21 – 23, Argapura, South Jayapura, Jayapura City, is a form of rectangular footprint. Basically the square shape has the advantage because the highest land value lies in optimal land use efficiency, so that the project site must be planned efficiently so that land can be utilized optimally and can increase land value.
